Georgia State University SANCTUARY BREAKS GROUND ON $33 MILLION MIXED-USE COMMUNITY Atlanta — Sanctuary Residential has broken ground on 200 Edge- wood, a $33 million mixed-use ur- ban infll community on 1.2 acres in Atlanta. 200 Edgewood, which will ofer 144 fully furnished units (254 beds) for students as well as medical interns and residents, will be completed by July 2016. Lo- cated just of Piedmont Avenue, 200 Edgewood is across the street from Georgia State University, the Grady/Children's Hospital Medical Complex and the Sweet Auburn Curb Market streetcar station. The community will con- sist of one seven-story building and two historic rehab buildings featuring nine studios, 25 one- bedroom and 110 two-bedroom apartments with amenities in- cluding a clubhouse, ftness center and meeting/study areas. Each foor will have 500 square feet of gathering space overlooking the community's central courtyard. According to a release, 200 Edge- wood will be the closest student housing community to the Geor- gia State University campus, including the university's own dormitories, and the only hous- ing within walking distance to the medical campus. The property also will include 12,000 square feet of commercial space geared toward residents, along with 110 parking spaces. Shell McElroy is the general contractor for the proj- ect. Gary Coursey & Associates is the architect and Eberly & Associ- ates is the engineer. The property will be managed by Asset Cam- pus Housing. Pennsylvania State University LANDMARK AND PENNTRUST PROPERTIES DEVELOPING STUDENT HOUSING State College, Pa. — Landmark Properties and PennTrust Proper- ties LLC are developing The Met- ropolitan, a 540-bed mixed-use building under construction in State College. The Metropolitan is located adjacent to Penn State's campus and within walking or biking distance from downtown shops and restaurants. The 12-sto- ry building will include approxi- mately 32,000 square feet of retail and commercial space, 164 under- ground parking spaces for both tenants and retail customers, and other on-site amenities, including a 9,000-square-foot clubhouse and amenity area, a rooftop terrace, ftness center and a third foor outdoor terrace. Each unit at The Metropolitan will feature foor- to-ceiling windows, granite coun- tertops, stainless steel appliances, high-speed Internet and cable, washers and dryers, private baths and decorator cabinets. Residents will be able to choose from living options including studios through fve-bedroom units. Pre-leasing will begin in the second quarter of 2016, and The Metropolitan's frst residents are expected to move into the building in the fall of 2017. Landmark Properties will serve as the property manager and Land- mark Construction will serve as general contractor on the project. Texas A&M; University CONSTRUCTION BEGINS ON CHERRY STREET APARTMENTS College Station, Texas — KWA Con- struction has begun construction on Cherry Street Apartments, a 200-bed student housing complex in the College Station submarket of Northgate near Texas A&M.; Real estate investors Seneca Invest- ments selected KWA Construction to build the 108,005-square foot project, which was designed by NTS Architects & Planners. The project is expected to open in sum- mer 2016. Located at 200 Cherry St., the one- and two-bedroom apartment community will fea- ture a swimming pool with loung- es, outdoor grilling area, a fre pit and an outdoor theater. Addition- ally, the community grounds will include game and exercise rooms, as well as garage parking. 200 Edgewood, which will offer 144 fully furnished units (254 beds) for students as well as medical interns and residents, will be completed by July 2016.
