With that in mind, Orion is posi- tioning The Cove so that, for the price, it offers an extreme value to its residents. "A lot of times, that comes down to a price break," he says. "In some markets, that may be $40 per month and in others it may be $100 per month. We have a handle on that when we price our acquisitions." Orion uses third-party manage- ment frms Grand Campus Living and Asset Campus Housing to operate its properties. Orion does not want to manage its properties other than at the asset level. "We come from the opinion that property level management is a unique discipline best left to the experts; they are bringing extreme value and its our job to leverage the strengths we have internally with strengths that other people bring to the table." Orion fnds its opportunities through relationships that the company has cultivated with the principals' 20-plus years of expe- rience in real estate. While some opportunities come through investment sales brokers, others come through accountants, attor- neys and friends who know about properties. Fideli says that Orion is hungry for opportunities because he sees now as the time to acquire. "In investment banking, you can only go when the window of opportunity is open, because when it is closed, it is done," he says. "In real estate, when times are good you can fnd great oppor- tunities and when times are bad you can still fnd good opportuni- ties. You have to adhere to your investment criteria and be willing to walk from transactions if the terms aren't for you." Since Orion sticks to its funda- mentals, it will only acquire prop- erties that it plans to hold for a long period time. The company reinvests heavily into its proper- ties to reposition many of them and enjoys virtually 100 percent occupancy across its portfo- lio. Fideli says that is achieved by positioning the properties in a way so that the value of living in an Orion property is clear to stu- dents. "The value proposition to student renters speaks for itself," he says.
