CAMPUS UPDATE NOVEMBER/DECEMBER 2015 STUDENT HOUSING BUSINESS .COM 20 ARIZONA STATE UNIVERSITY ACC BREAKS GROUND ON $120 MILLION LIVE-LEARN FACILITY Tempe, Ariz. — American Campus Communities has broken ground on its sixth student housing facility at Arizona State University in Tempe, a $120 million live-learn facility for students enrolled in the Ira A. Fulton Schools of Engineering. Following its opening in fall of 2017, the facil- ity will house 1,594 students enrolled in the Fulton Schools of Engineer- ing, which is ranked in the top 25 percent of all engineering programs in the country. The university has more than 19,000 students studying in the Fulton Schools of Engineering. The property will feature E-Space, a 3,500-square-foot maker lab outftted with resources that cater to the needs of Fulton Schools students. This space enables individual or group student work in a location convenient to where many of the students will live. Concurrently, the design of the space will showcase student work to passersby and other students through the use of transparent materials and a ground-foor location. The dining facility also has been designed with Fulton Schools of Engineering students in mind. The facility is ap- proximately 14,000 square feet and includes seating for 500 students, and features four food stations and a mixture of seating types, including counter seating, booth seating and tables. A tech lounge is located on the mezzanine level along with individual seating pods with views of the landscape and main level. The new residence hall will be located in the heart of campus on East University Drive, providing residents with the option to walk or bike to class. The property features student-centric amenities such as social and recreation lounges, an Academic Success Center, a cardio ftness room and several academic study spaces. UNIVERSITY OF SOUTH CAROLINA UNIVERSITY TO BUILD HOUSING TOWERS ON SOUTH CAMPUS Columbia, S.C. — The University of South Carolina is seeking a private developer to build and operate a residential village on the south side of its campus that includes new student housing towers, says Wes Hickman, a spokesman for the school. The developer would have the ability to lease the property for up to 40 years, and the school would share in the profts from renting rooms to students. To build the towers, four residence halls with 1,200 beds — Bates House, Bates West, Cliff Apartments and Carolina Gardens — would need to be demolished. Plans call for replacing these halls with three- to six-story towers that could have as many as 4,000 beds. USC hopes to have 1,500 beds online by July 2018. According to Hickman, the school would likely put little to no money upfront toward the project. The 18-acre village would also include dining facilities, recreation space and parking. EAST CAROLINA UNIVERSITY TAFT COMPLETES THE BOUNDARY @ WEST END Greenville, N.C. — Taft Development Group, in partnership with Ward Holdings, has completed the 550-bed Boundary @ West End, located across the street from East Carolina University's campus. Fully preleased since May and occupied since August, the project also features 9,000 square feet of retail space that will deliver in December and is about 50 percent leased. Preiss Co. manages The Boundary. The four-acre com- plex has been rated a 94 by Walk Score, an online service that measures "walkability." The contemporary, fve-story brick and stucco complex also includes a 429-space parking garage for residents. The Boundary @ West End has three courtyards, featuring a resort-style swimming pool with Baja shelf and swim-up bar. Other courtyard amenities include water features, outdoor grills, a beach volleyball court, a hammock gar- den and other multi-purpose spaces. The 6,300-square-foot club house offers a study café and quiet room, ftness center with state-of-the-art equipment, a social cafe with a game/multipurpose room, tanning beds, vending area, printing room, mail room and student gallery. The complex offers 20 specialized-use rooms for residents, including open lounges, group and individual study rooms, as well as music rehearsal and dance studio rooms. Students may select from studio, one-, two-, three- or four- bedroom foor plans. Each foor plan provides a private bedroom and bath for each student. The fully equipped kitchens feature upgraded appliances, custom cabinets and luxury vinyl tile fooring throughout. Each suite has its own washer and dryer. The complex has state-of-the-art security systems. ARIZONA STATE UNIVERSITY LEGACY PARTNERS RECEIVES APPROVAL TO BUILD UNIVERSITY VILLAGE NEAR CAMPUS Tempe, Ariz. — Legacy Partners Residential has received city approval for the development of University Village 2.0, a new $60 million mixed-use, 775-bed student housing community in Tempe, located near Arizona State University. Located directly adjacent to Tempe's light rail line, University Village 2.0 will replace a 1960s-era student housing complex, which will be demolished. KTGY is the project's designer and architect. University Village 2.0 will have 260 units and include studio, one-, two- and four- bedroom units. The community will also include 1,800 square feet of ground-level retail space. The units will range in size from 445 square feet to approximately 1,400 square feet and feature high-end fnishes, stone countertops, stainless steel kitchen appliances, vinyl wood-plank foor- ing and in-unit washers and dryers. A majority of the units will feature four-bedroom foor plans. The development will include multiple indoor and outdoor amenities, including a resort-style pool with beach entry, outdoor jumbo TV, sand volleyball court, ftness center and clubroom spaces. University Village 2.0 will consist of a single, fve-story apartment building wrapped around two central courtyards and a parking garage. Legacy Partners plans to start demolition and construction on University Village 2.0 by summer 2016, and open for the fall 2018 semester. UNIVERSITY OF GEORGIA MIXED-USE GEORGIA HEIGHTS OPENS NEAR CAMPUS Athens, Ga. — Juneau Construction Company has completed work on Georgia Heights, a 375,650-square-foot, six-story mixed-use student hous- ing community with 266 units of housing and retail space in downtown Athens, north of the University of Georgia campus. Residents of Georgia Heights moved in in August, in time for the 2015 fall semester. Developed by Schenk Realty and EdR, Georgia Heights has one-, two- and four- bedroom apartments, approximately 375 parking spaces and 44,702 square feet of ground-level commercial retail space. A 14,000-square-foot CVS Pharmacy — set to open in 2016 — and a 6,000-square-foot J. Crew store anchors the development's commercial retail space. Several other retailers and restaurants, a leasing offce and a postal facility will com- plete the development. Each apartment at Georgia Heights offers private bathrooms and bedrooms, a full kitchen and in-unit washer and dryer. Amenities include several outdoor community areas, a courtyard patio and pool, ftness facilities, study lounges and computer labs. Upon its opening in fall 2017, the new live-learn facility at Arizona State University will house 1,594 students enrolled in the Fulton Schools of Engineering.
