"We are really deal- and school/ economy-driven at this point," he says. Nelson Partners aims to fund its new transactions by creating its own sales department that will concentrate on syndicating its deals through funds sold through investment brokerage sales profes- sionals, similar to Nelson Brothers. Nelson Partners has hired Sandy Simmons, who has more than 30 years of industry experience, as national director of sales. "We are planning to go nation- wide and raise money through our funds sold through broker/ dealers," says Patrick Nelson. Nelson Brothers began its man- agement company early, when it had only a handful of properties, and Nelson Partners will continue to manage its own properties, as well as those of Nelson Capital Partners for the time being. Paula Platt, executive vice president of operations, will continue to head up Nelson Partners' property management business. The com- pany plans to expand into third- party management in markets where it is active. "We want to be strategically selective in those markets," says Patrick Nelson. "In addition to management, we will also be offering third-party consulting, rehab and redevelopment services to other owners, especially smaller owners who may not have all the resources that we do." Additionally, Nelson Partners may also be a potential takeout partner after the value is creat- ed for some clients, according to Patrick Nelson. Along with Patrick Nelson and Platt, a number of other former Nelson Brothers employees are staying with either of the two companies. Since some new roles will be created, the company is also seeking to hire for some cor- porate positions. Nelson Partners recently pro- moted Shane Stone from vice pres- ident-asset management to be its chief financial officer.
