Coming in sixth is Memphis, Ten- nessee-based EdR. The company has a development pipeline of 17 projects totaling 10,784 beds. Planned devel- opments and those currently under- way include Hale Mahana, a 599-bed student housing community currently under construction near the University of Hawaii Manoa; Maplewood Apart- ments, an 872-bed community tailored towards graduate and professional students on the campus of Cornell University in Ithaca, New York; and a 656-bed on-campus, mixed-use devel- opment at Mississippi State University in Starkville. Seventh in our ranking is New York City-based Park7 Group, with 10,562 beds underway through fall 2021. The company has 16 projects planned across the country. Ranking eighth is Austin, Texas-based Aspen Heights Partners, which has 17 projects planned totaling 9,900 beds. Developments underway include Aspen West Campus, a 464- bed student housing high-rise located near the University of Texas at Austin. The development — built in partner- ship with Grand China Fund — will be completed this fall. The ninth most active developer is Valdosta, Georgia-based RISE: A Real Estate Company, which has 11 devel- opments planned or underway total- ing 9,664 beds. The company's pipeline includes the massive Nicholson Gate- way project, a 4,500-bed community at Louisiana State University. Tenth on our list is Capstone Devel- opment Partners with a pipeline of seven developments totaling 8,550 beds. Developments planned or underway by the company include a 143,000-square-foot mixed-use devel- opment, built in a joint venture with Harrison Street Real Estate Capital near Seattle University; and a 1,077-bed on- campus community, built in a joint ven- ture with Provident Commonwealth Education Resources at the University of Massachusetts Boston campus.
