CAMPUS UPDATE January/February 2018 StudentHousingBusiness.com 26 Georgia Institute of Technology PEAK CAMPUS, BLUE VISTA CAPITAL BREAK GROUND ON 525-BED COMMUNITY IN ATLANTA Atlanta — Peak Campus and investment partner Blue Vista Capital Management have broken ground on Theory West Midtown, a 525-bed community located near the Georgia Institute of Technology in Atlanta. The proj- ect will feature studio, one-, two-, three-, four- and five-bedroom, fully furnished units. Shared ame- nities will include a resort-style pool, rooftop amenity deck, fitness center, business center, study/ conference areas, a package locker system and ample parking and bike storage. The community will also feature 10,500 square feet of ground level retail space on Marietta Street. The development is scheduled to open in fall 2019. The University of Illinois at Chicago ACC, UNIVERSITY OF ILLINOIS BREAK GROUND ON 550-BED COMMUNITY Chicago — American Campus Communities and the University of Illinois at Chicago have bro- ken ground on a living/learning community composed of a two- story academic classroom build- ing and a 10-story undergradu- ate residence hall. The residence hall will offer 550 beds in a mix of traditional dorm rooms and suite-style units. Shared amenities will include 16,000 square feet of shared spaces including lounges for studying and student interac- tion, offices, laundry rooms, a fit- ness center, sky lounge and 1,600 square feet of retail space. The academic component of the proj- ect includes 51,000 square feet of classroom space, including three large tiered "turn-to-team" lecture halls, active learning classrooms, several small group study rooms, a tutoring center and collaboration spaces. The $100 million develop- ment was designed by Solomon Cordwell Buenz, and will be deliv- ered in July 2019. Clemson University VALEO, HARRISON STREET TO BREAK GROUND ON 994-BED COMMUNITY Clemson, S.C. — Valeo Groupe U.S., in conjunction with equity partner Harrison Street Real Estate Capital, is set to break ground on Epoch Clemson, a 994-bed student housing community located near Clemson University in Clemson. Ed Coco, Matt Casey and Libby Malloy of HFF secured a floating- rate construction loan for the prop- erty on behalf of the developers. Epoch Clemson will comprise 15 buildings with a variety of cottage, townhome, brownstone and apart- ment units. Community ameni- ties will include a resort-style pool and clubhouse, volleyball court, 24-hour fitness center, computer center and landscaped courtyards. With more than 3,600 feet of Lake Hartwell frontage, the community will also feature waterfront ameni- ties including a private beach, boat docks, lakeside pedestrian paths and select units with lake views. The community is expected to be complete in summer 2019. Theory West Midtown by Peak Campus and Blue Vista Capital Management will offer 10,500 square feet of retail and shared amenities including a rooftop amenity deck and a resort-style pool.
