January/February 2018 NE WS IN BRIEF 10 HFF ARRANGES SALE OF 401-BED COMMUNITY NEAR THE COLLEGE AT BROCKPORT SUNY Brockport, N.Y. — HFF has arranged the sale of College Suites of Brock- port, a 401-bed student housing community located near The College at Brockport SUNY in Brockport, 18 miles west of Rochester. Jose Cruz, Andrew Scandalios, Kevin O'Hearn, Michael Oliver, Stephen Simonelli, Jordan Avanzato and Ryan McBride of HFF represented the undisclosed seller and procured the buyer, EMET Capital Management, in the trans- action. The property offers two-, three- and four-bedroom, fully fur- nished units. Shared amenities include a fitness center, game room, busi- ness center, 24-hour group study area and complimentary shuttle service to campus. STRATUS ARRANGES SALE OF TWO COMMUNITIES IN GEORGIA TOTALING 397-BEDS FOR $11.3 MILLION Gainesville and Athens, Ga. — Stratus Property Group has arranged the sale of two student housing communities located near the University of North Georgia and the University of Georgia for $11.3 million. Properties include The Preserve at Tumbling Creek, a 243-bed community located within walking distance of the University of North Georgia in Gaines- ville; and River Oaks, a 154-bed, garden-style community located near the University of Georgia in Athens. Both assets were sold on behalf of an undisclosed foreign private equity fund to an undisclosed buyer. Jeff Koon of Stratus Property Group brokered the transaction. ASSET CAMPUS HOUSING AWARDED MANAGEMENT OF 528-BED COMMUNITY NEAR SAM HOUSTON STATE Huntsville, Texas — Asset Campus Housing has been awarded manage- ment of Encore at Sam Houston, a 528-bed community located near Sam Houston State University in Huntsville. The property offers four- bedroom, fully furnished units with bed-to-bath parity. Shared amenities include private shuttle buses to and from campus; a study lounge; busi- ness center; 24-hour fitness center; coffee bar; resort-style swimming pool with lounge furniture and a poolside theater; outdoor fire pit; pet park and obstacle course; redesigned clubhouse and leasing center; two con- ference rooms; a gaming center with pool tables, table tennis and arcade games; tanning; and full-sized basketball and volleyball courts. JOINT VENTURE ACQUIRES TWO STUDENT HOUSING COMMUNITIES IN NORTH CAROLINA Charlotte, N.C. — A joint venture between The Preiss Co. and an undis- closed private investment group has acquired two student housing com- munities located near the University of North Carolina-Charlotte. The Preiss Co. previously owned the properties with a different joint ven- ture partner, and will retain its ownership share and continue to oper- ate both complexes. Properties include University Village at Charlotte, a 660-bed, garden-style apartment and townhouse community located a quarter-mile from campus; and 48 North, a 520-bed, townhouse com- munity located one-third of a mile from campus. Shared amenities at University Village include a private shuttle to campus, clubhouse with game room, state-of-the-art fitness center and cardio room, resort-style swimming pool and a computer center. Amenities at 48 North include a private shuttle service to campus, saltwater swimming pool, 24-hour fitness center, tanning beds, a computer lab, coffee bar, sand volleyball courts and a fire pit. Both properties offer bed-to-bath parity, and they are set to undergo renovations under the new ownership. Consulted on construction financing of a 273-unit, 464-bed mixed-use complex, including 46,000 square feet of ground-floor retail, located near Michigan State University in East Lansing. This transaction continued the firm's successful relationship with Harbor Bay Real Estate Advisors. Center City District Provided partnership consultation of a 218-unit, 548-bed student housing complex located near the University of Illinois in Champaign. This transaction continued the firm's successful relationships with Opus Development Company and The Carlyle Group. Opus 707 The Lofts of Austin Provided partnership consultation of a 129-unit, 439-bed student housing complex located near the University of Texas in Austin.
