DATA CORNER NOVEMBER/DECEMBER 2015 STUDENT HOUSING BUSINESS .COM 30 T The number of privately owned, purpose-built student housing beds scheduled to come to market in time for the 2016-17 academic year is likely to slightly exceed the number deliv- ered near university campuses this year, according to Axiometrics. Properties containing a total of 40,899 new beds are under construc- tion for fall 2016 delivery as of Octo- ber 2015, with another 8,022 beds still in the planning stages. The grand total of 48,921 beds is 1,099 more than the 2015 total of 47,822 beds (of which 46,686 have been delivered as of Octo- ber, with 1,136 still getting some fnal construction touches). Early numbers for the 2017-18 aca- demic year show 5,377 beds already under construction, with 19,381 more planned. The preliminary total of 24,758 beds to be delivered when the Class of 2021 enters college is roughly half that of identifed 2016 deliveries, but will certainly increase as the 2016- 17 projects are fnalized more projects are identifed. Meanwhile, the growth rate of stu- dent housing inventory is slowing down from the double-digit rates re- corded in 2013 (11.4 percent) and 2014 (10.8 percent). The 2015 additions rep- resented a 7.4 percent increase in the number of off-campus, purpose-built beds available, while the pipeline shows a 7.0 percent growth rate. The University of Tennessee, which had no new off-campus, purpose- built housing delivered for the 2015-16 school year, had the most new supply identifed for 2016-17 as of October, with 2,077 beds expected to come to market. Texas A&M;, the University of Mary- land, Louisiana State University, the University of Arkansas, the University of South Carolina and the University of Nebraska-Lincoln and the Univer- sity of Illinois-Urbana-Champaign are schools in the top 10 for the most 2016 supply where supply was also deliv- ered this year. The University of South Florida and the University of Mississippi had no new supply delivered this fall, but are expecting more than 1,000 beds in 2016. 2016 New Supply Similar to 2015 Numbers 0 10,000 20,000 30,000 40,000 50,000 60,000 70,000 1995 1996 1997 1998 1999 2000 2001 2002 2003 2004 2005 2006 2007 2008 2009 2010 2011 2012 2013 2014 2015 2016 2017 Student Housing New Supply by Year - National Stabilized Under Construction Planned 0% 4% 8% 12% 16% 20% 24% 0 100,000 200,000 300,000 400,000 500,000 600,000 700,000 800,000 1995 1996 1997 1998 1999 2000 2001 2002 2003 2004 2005 2006 2007 2008 2009 2010 2011 2012 2013 2014 2015 2016 2017 Student Housing Supply Growth Total Supply Supply Growth 2,077 1,802 1,493 1,440 1,432 1,300 1,256 1,160 1,128 1,096 1,093 1,075 1,544 800 684 398 1,200 0 500 1,000 1,500 2,000 2,500 3,000 3,500 Universities Expecting the Most New Beds for Fall 2016 2016 New Beds 2017 New Beds Source: Axiometrics Inc.
