SMARTER OPERATIONS MARCH/APRIL 2015 STUDENT HOUSING BUSINESS .COM 98 cards to centralized commanded centers. While creating a secure envi- ronment is the ultimate goal of an access and security program, the system can also be helpful if any on-site issues arise. For one of Kaba's clients, the property's staff was able to utilize its secu- rity programs to track down a person who was painting graf- fti the property. The management team reviewed CCTV footage and electronic lock auditing to iden- tify the vandal and press charges accordingly. "Ultimately, solid security pro- grams create a harmonious liv- ing environment that provides residents the peace of mind and desire to return to the property each semester," explains Welliver. And Trittipo agrees, noting that having a properly managed access control system on proper- ty ensures that the operator has complete control of who is mov- ing through a property, which cre- ates a safe environment that both residents and parents desire in today's society. The fuTure The benefts of a well-planned and properly maintained securi- ty and access program speak for themselves by creating the safe environment that students desire. But what does the future hold for security and access programs? What will it entail and what will be included in future security packages? While the physical security and access of a student housing property's facilities, from ameni- ties to residential units and indi- vidual bedrooms, is advancing with more solutions and options, the safety of residents is still a top concern, especially as it relates to background checks and room- mate assignments. As the student housing environ- ment continues to evolve some of these issues will play out in the next few years. Currently in Isla Vista, California, there is a wrongful death lawsuit against Capri Apartments, the County of Santa Barbara and the Sherriff's Department for the tragic shoot- ing of 20 individuals, which killed six students and injured 14. The suit alleges that Capri Apartments neglected to inform residents, including roommates, of a resi- dent's violent and hostile history, failed to perform a proper back- ground check and conduct a rea- sonable investigation into the resi- dent before assigning roommates. This adds another level of chal- lenges to the security and access issues that student housing own- ers and operators already face, but it's one that will have to be addressed. Staying on top of the needs of students and being pro- active in providing secure proper- ties is an integral part of the stu- dent housing business, and one that helps to set apart successful communities from less successful ones.
