FROM THE EDITOR September/October 2018 4 Having just returned from the NMHC Student Housing con- ference I am heartened by what I saw and heard. It reinforced my positive feelings and perceptions about the health and vital- ity of the industry. (Kudos to our friends at NMHC for a terrific event.) Investment activity is robust, from all quarters of buyers (and sellers). Development is happening where and when it should (by and large) and the quality of the product being built has never been better. Owners/operators report successful lease- ups (and rent growth) for the 2018-2019 school year and P3 development activity on-campus continues to grow in size and scope. New entrants and capital continue to come into the space and while the business is never easy, there is a lot to be thankful for and upbeat about. This issue talks about what should be a very busy fourth quarter investment sales market, offers some great management tips and ideas, discusses the pros and cons Tier 2 & 3 markets, looks at whether IoT applications will take hold in student hous- ing, and offers an interesting and entertaining SHB Interview with David Adelman of Campus Apartments.
